GENERAL
The Consultant will rule the whole planning process, the coordination and the control of the Project, trying to keep up with all Client requirements and targets and to ensure as much as possible in the reasonable control, the completion of the Project on time, in the budget limits and with the best execution and quality standards required from the Client.
To make and manage, on its own expenses, team of professionals with clear responsibilities that will be responsible for all the Consultant’s obligations, according to this Contract.
SERVICES RELATED TO PROJECT PLANNING
Prepare of a preliminary schedule of Project activities;
Prepare of preliminary budged basis on the consolidated index;
Prepare of a preliminary financial plan for the execution of the Project, according to the preliminary schedule;
Prepare of Risk Plan;
SERVICES DURING THE DESIGN PREPARATION AND DESIGN APPROVAL
Preparation of design requirements;
Preparation of a contract for design;
Negotiations for the signing of a contract for design;
Design assessing;
TENDERING AND CONTRACTING OF THE CONSTRUCTION
Prepare of draft of a construction contract;
Organizing of a tender procedure to choose the contractors (builders);
Carrying out tender procedures for selection of nominees subcontractors and suppliers.
Negotiations with the contractors (builders) and suppliers to sign contracts.
COORDINATION AND CONTROL OF ALL PROJECT PARTICIPANTS
Integration in the contracts of the participants in the investment process their responsibilities according to the Project schedule;
Actualization and optimization of the Project schedule;
Weekly working meetings with all contractors for actualization and optimization of the organization for the Project execution;
CONSTRUCTION CONTROL (SUPERVISION)
Caring out of a permanent control trough the whole construction process;
Control and approving of the work, including the control of making of all the specific work;
Control and approving of the materials;
Evaluation and updating of the risk register;
Making of the building process documentation;
Payment control with the contractors and the suppliers;
Preparation of final protocols in each construction contract.
Quality building control until the Permission for use is taken. If necessary taking all precautions that the Permission for use is taken on time.
FINANCING OF THE PROJECT
Actualization and optimization of the budget according to the development of the Project;
Actualization of the financial plan;
ACCOUNTANCY
Preparation of control system and accounting of the contracts and their payments.
Digitally file of all the Project documentation (scanned) according to the company rules.
Following of the whole process with pictures and their arrangement according to the company rules.
Preparation of the monthly report, from the Project Manager to The Client. In the report will be described the condition of the work until that moment, accordance with The Contract, the schedule and the budget, the future work to be done, the grade of the contractor’s work, references to the Client. Enclosed to the report is the latest working and budget schedule.
Preparation of emergency reports to the Client in the event of circumstances that threaten the normal development of the Project;
Preparation of a final report to the Client after the Project.
SERVICES RELATED TO MAINTENANCE OF THE SITE IN THE WARRANTY PERIODS
Maintenance warranty conditions accordance with signed contracts with builders after completion of the construction.
When there is a signal from the operating staff, committed the warranty responsibility of the contractor by sending the complaint orders. In case of refusal or impossibility of the contractor to remove the defects arrange removal them by another builder, as the guilty party pay for it;
Organizes and recorded warranty repairs;
